What is Retro-Commissioning?

Commissioning is a quality assurance process that lasts from building design to construction to occupancy and operation. The intent of commissioning, or Cx, is to ensure that operational systems are installed correctly and adjusted as needed for optimal use. Similarly, retro-commissioning (RCx) or existing building commissioning (EBCx) is the commissioning of buildings after they’ve been in use. Not all property or building managers opt to employ Cx during the initial design or construction phases. In these cases, they can choose to have RCx done down the line, after the building has been in use for some time. Additionally, RCx can be done on buildings that have been commissioned before but need a system tune-up and upgrade to meet certain specifications.

Retro-commissioning in Mississauga can include building operations analyses, the adjustment or calibration of systems to help them work more efficiently, and necessary cleaning or repairs. Which specific systems will commercial building energy auditors check out? In a comprehensive RCx, all systems are observed and maintained. However, owners can sometimes choose to commission specific systems such as lighting, heating, ventilation, air conditioning, building envelope, or fire-protection systems. When a certified company performs your RCx, your building operators should receive documentation and/or training so they can maintain the enhanced performance of your newly commissioned system.

A commissioning practitioner should serve as an independent, objective advocate for the building’s owner. Make sure they have extensive knowledge of architectural and engineering sciences. In addition, they should have good communication and interpersonal skills when it comes to working with other people in the industry, like designers, contractors, and building operators.

The Importance of Commissioning and Retro-Commissioning

Buildings of any kind are complex in their design and construction, and operation systems can be even more complicated. Technology used in day-to-day operations is constantly evolving, and like many other things, it’s more digitally based. Every day, greener, new-and-improved technology is developed and new standards are set. In order to keep up with ever-changing building technology and efficiency standards, building owners need to have their properties commissioned on a semi-regular basis.

Commissioning your building can also help you reduce energy waste and make your property more efficient. This will save you money on your energy bill and allow residents and/or employees to feel good about where they live and/or work. Having your building routinely commissioned will allow you to keep up with the newer and better technology of today and maintain an eco-friendly property.
